Detached bungalow in village location with far reaching views. The property has mains gas central heating double glazing cavity wall insulation and garden on three sides. It has a kitchen/diner, sitting room, two double bedrooms and a bathroom. It has a large drive plus a garage and shed.

SITUATION
The property occupies a corner site at the entrance to a small development on the outskirts of Pensilva village with the property being slightly elevated from the road which enables virtually 180º views beyond the village to Dartmoor. Pensilva is a well served village on the edge of Bodmin Moor with some superb walking/riding country immediately on the outskirts of the village which is served by a regular bus service between the town’s of Liskeard and Callington. There is a village centre mini-market with off licence section and newsagents and is adequate for most day to day needs. The village also has a primary school, Health Centre, modern village hall catering for a range of activities, public house and takeaway burger bar.

A 45’ (13.72m) long drive provides off road parking with outside light and tap to the side and connects to the Garage with up and over door, electric connected, window to the rear and side entrance door. There is a very private rear lawn with Conifer and hedge screening and contains Garden Shed 8’ x 6’ (2.43m x 1.82m). There are lawn areas to the front and side of the dwelling with Privet hedge to the pavement and various evergreen shrubs and Holly Tree. The site measures overall approximately 72’ x 54’ (21.95m x 16.45m).
