" Detached house on western outskirts of Liskeard. The property has adaptable accommodation with three reception rooms and four good size bedrooms, double glazing and gas central heating. There has been a lot of re-decorating throughout recently and a refitted bathroom. There are superb open views, a garage, parking and gardens.
SITUATION
The property occupies an elevated site on the western outskirts of Liskeard town with mainly southerly views down the Looe Valley. Within some 200 yards is a primary school, there is a nearby country lane leading to the Looe Valley together with footpath for dog walking, etc. Liskeard is conveniently placed just off the A38 trunk road which gives access to Plymouth and there is also a railway station into and out of the County, again connecting to Plymouth and onto London.

DESCRIPTION
The property has recently had several improvements carried out which include tarmac drive, some replaced double glazing, new ceilings/coving, refitted kitchen and bathroom, some lighting with additional power points, carpets and complete re-decoration.

ACCOMMODATION
Vehicular access from the road leads to tarmac parking area adequate for three cars with garage off and access to the dwelling. Double glazed door leads to the enclosed Porch with inner patterned glazed door to the Hallway having staircase off with large walk-in cupboard under. Convenient ground floor Shower Room with fully tiled walls and larger than average shower with fitted seat, wash basin, W.C., radiator and obscure glazed window. There are three reception rooms, one of them currently used as a Bedroom which works very nicely with the nearby shower room. This room is at the front with a lovely view over the railway viaduct and countryside to the south. The Sitting Room has stone fireplace with fitted gas fire heater and dual aspect windows allowing south and westerly views. Kitchen/Breakfast Room with refitted kitchen having Shaker style units, built-in electric oven with four ring ceramic hob over and fitted extractor/light. Inset one and a half bowl stainless steel sink unit, living area with two windows overlooking the rear garden and again countryside beyond and door off to Dining Room again with window to the rear. From the kitchen there is access to the Rear Hallway with door to Utility Room having units with stainless steel sink and provision for washing machine. Rear Porch with coat hooks, double glazed window and exterior door.

Staircase ascends to a Central Landing with hatch to the insulated roof space, built-in shelved airing cupboard with lagged cylinder having supplementary immersion heater, further built-in shelved cupboard and all first floor rooms directly off. There are Four Bedrooms, two with built-in wardrobes and one has a very generous floor area which could be used as a games room or incorporate an en-suite if required. There are enhanced views from the first floor to both the front and rear with two of the rooms having open southerly views at the front. The first floor Bathroom has been refitted with white suite, generous wall tiling, shower screen to the bath with electric shower unit and obscure glazed window to the rear.

OUTSIDE
As previously mentioned there is tarmac parking at the front for three vehicles with electric operated up and over door to the Garage with light, power and water connected and containing the gas meter and Worcester gas fired boiler for central heating and domestic hot water. New electric trip fuse box fitted in 2014 and double glazed window to the side. There is a lawn front garden with some dwarf hedging with access either side of the property to the rear garden which is well enclosed with mainly timber fencing and part block walls and contains two wooden Garden Sheds and paved patio area. The site measures overall approximately 85โ€™ (25.90m) deep by some 60โ€™ (18.29m) wide.
