SITUATION
Trehunist is a small hamlet in the heart of the south east Cornwall countryside roughly 4 miles east of Liskeard market town and just over 3 miles from the A38 at Tideford.  There is a railway station on the outskirts of Menheniot village which also has post office/shop and church.   The south Cornish coast is within 7 miles and the city of Plymouth is roughly 13 miles being the major retail centre for the area together with cross channel ferry service and airport. 

DESCRIPTION
The property is one of just four on a cul-de-sac and occupies an elevated corner position with open southerly views over rolling countryside at the front.   There is drive parking to the side of the bungalow which can accommodate some three to four vehicles and this could be extended if required.   Equally the site is large enough to allow an extension of the
accommodation, subject to the relevant planning permission.

The accommodation is double glazed throughout and has the combination of electric heating, woodburning stove in the sitting room and oil fired Rayburn in the kitchen. The accommodation briefly comprises Reception Hall with built-in shelved cupboard, electric panel heater and with the Three Double Bedrooms leading off each with electric panel heaters.     The Bathroom has a corner bath with a separate double sized shower, pedestal wash basin and W.C. with pull switch wall heater and built-in airing cupboard having lagged cylinder with immersion heater.   There is also a Utility Room off the hall with plumbing for washing machine.     The Dining Room is situated between the kitchen and sitting room having a tiled floor and Pine ceiling with archway to Pine farmhouse style kitchen which has a centre island, oil fired Rayburn cooker/heater, electric Classic 90 Rangemaster Stove with hood/light over, tiled floor, Belfast sink, integrated dishwasher, glazed double doors to the rear garden and side window with open views.    Steps down from the dining room leads to the Sitting Room with stone feature wall, woodburning stove, Pine ceiling and patio doors to the side.    

OUTSIDE
Adjoining the parking area is the Garage with up and over door, electric connected and pedestrian door.    

The gardens are on all sides of the property having a sheltered private patio with access from the sitting room and from where there are views over the rolling countryside to the front.     The gardens are quite private having hedge to the rear beyond which are fields.  

THE LAND
Is situated 3 fields to the north on the road to Quethiock.  A gate from the road open to a yard area with inner gate to enclosed area around the general purpose OUTBUILDING which measures 40โ€™ x 20โ€™ in 3 sections, comprising stables and a store area.  The land is divided by electric fence and the whole extends to approx. 3.9 acres.

Locate the village of St. Ive between Liskeard and Callington on the A390 road and take the road to the south signposted to Quithoick.   Continue through the village towards Tideford where after roughly 1/2 a mile on entering the village of Trehunist take the first left turn in the village where the property is the first one on the left in the cul-de-sac.
