Description This is an extremely well presented detached four bedroom property on the outskirts of Polperro. This beautiful home has arguably some of the best views in the county which span down across lush countryside to Talland Bay and out to sea. Located at the end of a lane the property is positioned to take in the stunning views from the principle rooms as well as from the stone terrace to the rear. The ground floor accommodation has the entrance hallway leading past the office/study which, with its size, could also make a nice spare double bedroom. The kitchen/breakfast room is a traditional farm house style with plenty of light with doors and windows on two sides and the Oil fired Aga a central focus point of the room. There is a useful pantry with slate shelving in the kitchen and an external door to a covered porch area.

. 1 In more recent years there has been an addition of a formal dining room which has possibly the best aspect with the great views of the protected fields on one side and out of the French doors you have the superb sea views down the valley to Talland Bay. The sitting room is an 'L' shaped room measuring in excess of 28' in length yet is divided nicely into what has at one end a music area with the current vendor's baby Grand piano not looking out of place here. The other end is the sitting room that is a perfect size with a wood burning stove and bay window looking down the garden to the sea beyond. Off the sitting room is the sun room which has the most enviable views through virtually a full wall of glass doors which really brings the outside in. Completing the ground floor is a separate WC. Externally but with covered access is the utility room housing the boiler, and a gardener's loo.

. 2 Rising to the first floor there are 4 bedrooms and family bathroom which is a bright room with separate bath and shower cubicle. The master bedroom is of particular note with en-suite shower room facilities, walk-in wardrobe and a bay window that makes for glorious viewing of the open rural aspect and sea in the distance. Externally to the property there are delightful gardens to both front and rear where there is a variety of specimen plants and shrubs. To the eastern side of the house there is a vegetable garden and below this is a stone surrounded lily pond. Off the sun room is the stone terrace with small half wall which is a true delight for enjoying a sunny evening of Alfresco dining looking over the rear garden, fields and Cornish coastline and sea. There is driveway parking for approx. 3 cars.

Location Headwell House is the last house on an adopted lane and looks down over the fields to Talland Bay and the sea. Within a mile is the working harbour of Polperro that supports a small fishing fleet, while the sheltered waters beyond the harbour provide a temporary haven for visiting yachts. Polperro is one of the most picturesque coastal villages in Cornwall with its deep sided valleys and a myriad of colour washed cottages. The River Pol runs centrally down through the village surrounded by the variety of bridges and cottages. Approximately 3.5 miles is Looe which has a thriving tourist industry and is popular with boating enthusiasts.

. 3 There are many properties on both sides of the River Looe providing a wide range of shopping & community facilities, together with award winning restaurants. On the edge of the town is a branch line railway which links with the main line at Liskeard (Plymouth to London Paddington 3 hours). The coastline either side of Looe is beautiful and unspoilt, easily accessible via the South West Coast Path and there are substantial areas in the ownership of the National Trust. There are excellent bathing beaches and a wide network of footpaths and bridleways in the vicinity. The nearby town of Saltash has a Waitrose store on its northern outskirts. The City of Plymouth lies within commuting distance, having an extensive & historic waterfront.
