ITUATION
The property is situated on a small village development being within a few hundred yards of the village centre with the village being renowned for its pub ‘The Weary Friar’ in addition to which there is a fine Church and the village has various social events. Pillaton is surrounded by farmland with some superb views over the surrounding countryside with the town’s of Callington and Saltash within some 10 - 15 minutes travelling distance, whilst the city of Plymouth which is the major retail centre for the area together with mainline station and cross channel ferry service is within roughly 1/2 an hours distance.  

DESCRIPTION

There are Three Bedrooms, the front bedroom having built-in double wardrobe, whilst the main bedroom is at the rear and bedroom three has double glazed doors opening to the rear garden. Refitted Bathroom has a P-shaped bath with shower fitment over and fitted shower screen, pedestal wash basin, chrome ladder style towel rail and electric shaver point with separate low level W.C.  

OUTSIDE
The property has a garden bank at the front with tarmac drive to the side providing off road parking for some two/three vehicles and leading to the Detached Garage which is a larger than average single garage with up and over door, electric
connected and window to the rear.  The rear garden is a particular feature of the property having generous paved patio some 24’ x 16’ (7.31m x 4.87m) incorporating flower / Rose beds with lean-to Greenhouse at the rear of the
garage and below the patio is a lawn with hedgerow and hand gate to lower garden area mainly down to lawn with established hedging on either side making it extremely private and with a backdrop of mature trees. The rear garden in all
 measures approximately 135’ x 40’ (41.14m x 12.20m).
