" This deceptively spacious three bedroomed semi-detached cottage is located in a quiet cul-de-sac in the popular village of Fort Augustus, within easy reach of all the excellent village facilities and easy commuting distance of Inverness. In good condition throughout, the cottage has recently been upgraded to include a loft conversion and benefits from double glazing and oil fired central heating, complemented by a wood burning stove in the lounge. With ample storage and well-proportioned rooms, this property represents a comfortable family home, but equally has excellent letting potential given its desirable location. Viewing is highly recommended to fully appreciate the extent of the living space and convenient location. The accommodation consists of an entrance vestibule; an inner hallway with wood flooring and large store cupboard; an open plan lounge diner/kitchen with wood flooring and wood burning stove providing a welcoming focal point. The lounge area is front facing, while the rear facing kitchen area has a good selection of base and wall mounted units, electric hob and oven, integrated fridge and storage cupboard housing the boiler. Two good sized bedrooms and shower room comprising a two piece suite and freestanding electric powered shower. There is also a large storage cupboard which houses the washing machine. On the upper floor, which is accessed from a stairway leading from the living area, is a very generous bedroom with fitted storage and large storage room. The area is a highly popular tourist destination with a good range of outdoor activities and attractions available right on your doorstep including Glenurquhart Castle, the Caledonian Canal, Ben Nevis and Loch Ness with its infamous Monster. Inverness, the main business and commercial centre in the Highlands is approximately 32 miles away and offers extensive shopping, leisure and entertainment facilities, along with excellent road, rail and air links to the South and beyond.
