" Set in the very heart of the increasingly popular North Norfolk village of Ringstead, this is a delightful and unusual Grade II listed barn conversion with incredibly versatile living space. At 300 years old and dating back to the reign of George I, what makes this conversion so particularly special is that it incorporates what was once the adjoining farm worker's home. As such the cosy and period aspects of a Georgian cottage perfectly merge with the expansiveness and natural light typical of a barn conversion. Downstairs what was once the kitchen of the cottage is now used as an entrance hall and retains its original cast iron range, beyond this is what was once the living room now making for a perfect snug or even a home office. Crossing through into the barn you are immediately struck by the wonderful ceiling height, the exposed beams and the expanse of living space. Its open plan kitchen, dining and living room is flooded with light from the double height windows but can also be cosy and warm with the log burner. Upstairs the galleried landing provides a symbol of a bridge between the cottage and the barn with two double bedrooms on either side. There is also a shower room, family bathroom and a laundry room and the master bedroom suite has a full height ceiling, exposed beams and a walk in wardrobe. If all that wasn't enough, adjoining the barn but completely self contained is a one bedroom annexe with kitchen and shower room, perfect for guests, Granny or Airbnb! Outside there is a substantial patioed area immediately beyond the French doors from the kitchen whilst the remainder is laid to lawn and discreetly contained behind a wall and fence. There is current planning consent for a cart shed garage over the off street parking area as well as planning to extend the barn out into the courtyard.
Middlegate Barn has been a wonderful family home since the current owners converted it in 2000 and as such would benefit from some cosmetic updating throughout.
 

RINGSTEAD Ringstead is a small village slightly inland from Hunstanton. The village has a good village shop combined with a large antique centre. There is a garden centre and the Gin Trap pub and restaurant. The village is near to the North Norfolk coast with its many attractions. The Hunstanton Golf Club and the Royal West Norfolk Golf Club are both relatively close-by.
