Constructed in the early 1990's this individually designed and
built residence was inspired by the National Trust House "Uppark"
in West Sussex (near Petersfield) which was built in 1690 and was a
classic example of Queen Anne architecture and, although
disastrously damaged in 1989 involving 27 fire engines and 156
firemen, it has now been restored to its former design and
glory.
Old Oak House is now presented as an example of Queen Anne
architecture embracing the advantage of modern day living, comfort
and economy, in a very beautiful and private landscaping of 1.8
acres. Whilst inspiration for the property sprang from the still
current owner, design of the house and supervision to its
completion was the responsibility of an extremely well regarded
local architect in accordance with regulations laid down by Royal
Institute of British Architects.
The materials used give priority to authenticity and longevity
rather than to savings in cost. The roof is clad with natural
slates and lead roll hips, all external walls are cavity built with
golden handmade bricks to the outer wall, all cavities are filled
with insulation boards. Windows have been specifically designed for
the period but are all double glazed. Considerable use has been
made of contrasting the brickwork with reconstructed stone eg.
Quoins to portico and wall ends, window surrounds, porch, and the
mid string course, each piece of stone has been individually
moulded.
Inside the house there are two storeys both of which are 9 feet in
height and their ceilings are in no way affected by the roof
constructed above the second storey. There are no passageways
anywhere within the house and all living rooms (en-suites excepted)
open onto either the reception area or landing. Both storeys have
completely flat floors without obstacles such as steps or
staircases. All doorways have a clearance height of 6 feet 6
inches.
Joined to the floor of entrance hall then to upstairs landing is a
16 step curved staircase supplied by the same company that supplied
the outside frontal stonework. It is made in one piece by first
constructing a single wooden mould. With its late arrival on site
it was necessary to use a crane and lower the single constructed
staircase through the roof of the house after removing the
necessary roof slate tiles. The manufacturer of the staircase was
supported by an independent structural engineer instructed by the
architect supervising the overall house build. This structural
engineer also advised on the positioning of the house on the site,
foundations and other weight bearing matters. Whilst the architect
retained responsibility ensuring that all RIBA regulations were
followed.
A lantern constructed in the centre of the roof captures daylight
and projects it through a larger lay light built into the ceiling
of the upstairs storey to the landing and reception areas
below.
The property is located on a private plot of 1.8 acres in the
highly desirable riverside village of Houghton which itself is
steeped in history and benefits from a close community of residents
with a wealth of clubs and groups, a demonstrating riverside mill,
village shop and primary school. The village of Houghton is also
within convenient reach of major road networks and within 10
minutes drive to a main line train station with a direct link to
London Kings Cross.
The home offers generous and flexible accommodation throughout with
the ground floor comprising of an entrance hall, sitting room,
dining/billiards room, family room, study, kitchen/breakfast room,
utility room and cloakroom. The first floor accommodation comprises
of a galleried landing, five bedrooms, two bedrooms with en-suite
facilities and a further family bathroom. Outside the main living
residence is beautifully landscaped gardens to all aspects with a
combination of lawn, well stocked flower beds and mature trees. A
gravelled drive provides off street parking for multiple vehicles
and leads to a triple garage with extra storage to the side.
