GENERAL TERMS FOR LETTING 
All applicants must be aged 18 years or over 
Unless otherwise stated, each property will be Let on an Assured Shorthold Tenancy for an initial term of six months 
Unless otherwise stated we are unable to accept Pets, Smokers and Sharers 
Full references will be required including credit check, employment and Landlord references 
The initial payment, payable prior to the signing of the Tenancy Agreement, comprises one month's rent, dilapidations deposit and the Tenancy Arrangement fee. 
All gas, electricity, water, council tax and telephone bills will be the tenant's responsibility 
The dilapidations deposit will be protected in a Government backed Tenancy Deposit Scheme 
Munton & Russell are members of the Royal Institute of Chartered Surveyors (RICS) and are covered by the RICS Clients Money Protection Scheme. 
We are also members of The Property Ombudsman Scheme (TPO).


If you would like to apply for the property each applicant will be required to complete an application form, provide the required identification and proof of address and pay the referencing fee.

Once we have obtained satisfactory referencing for you and you have been offered a tenancy on the property, we will require an initial payment that comprises one month’s rent, the dilapidations deposit and the Tenancy Arrangement fee. A fee of £90.00 including VAT per property will be payable should you wish to renew your Tenancy Agreement for a further fixed term or if a new Agreement is required due to a change in your circumstances
