This 5 bedroom property is situated in the small hamlet of Crinan, a charming West Coast harbour, and anchorage, one of the most sought after locations on the West Coast of Scotland.  Crinan forms the picturesque sea end of the Crinan Canal, described as the "World's most beautiful short cut". Crinan is also known for its magnificent scenery including views to the Hebridean Islands of Jura, Scarba and Mull.

Situated in a quiet and secluded elevated position, the property boasts outstanding views to Loch Crinan towards Duntrune Castle and the Potalloch Hills, from all of the public rooms, as well as most of the upstairs rooms. Beautiful hill walks are available from the doorstep of the property. The property benefits from a right of access via steps leading down to Crinan Harbour and waterfront 50 metres below. From there forestry tracks lead to a number of hill walks including the Ardnoe Point and "Castle Dounie" walks with spectacular views towards the Paps of Jura and also Ben Cruachan.

Attractive, well-tended gardens surround the property on all sides. Mature trees provide a sense of seclusion, while a large number of colourful shrubs provide year round interest. Climbing roses and other climbers including clematis, honeysuckle and wisteria clad the property walls.

The property is accessed via a large L-shaped hallway, with windows on both its south-east and south-westerly aspects, making a particularly bright and welcoming entrance to the home. Feature columns are clad in natural stone and mosaic tiling. The hallway leads on to the open plan kitchen/dining room which benefits from the outstanding loch facing views from both kitchen and dining aspects.

The modern kitchen is fitted with solid oak units with Fired Earth tiles. From the dining room there is access via patio doors on to a timber deck with ample room for a table and chairs to enjoy the loch views.

The lounge is a bright and elegant room with solid oak flooring and open fireplace recently refurbished with natural stone/green slate surround. It has dual aspect patio doors, facing onto the Loch Crinan.

All the bathrooms are recently upgraded with high quality materials, including travertine sinks and natural stone tiling. The main bathroom has been re-fitted with modern bath, dedicated shower surround, and a vanity unit constructed of oak with feature burr elm shelving.

The upper floor accommodation provides for flexible usage, providing two further bedrooms, as well as further open plan space which could provide an extra sitting room, study or gym.  A large attic storage room, as well as under eaves storage cupboards running most of the length of the upper floor provide very generous storage space.

Solar heated hot water from the south-facing roof panel feeds directly into the hot water tank, pumped by a photo voltaic cell pump and provides the majority of hot water required in the Summer months.
