Number 42 Thornly Park Avenue is designed with individuality and architectural design but also retains a sense of belonging in one of the most admired and primary residential pockets of Paisley. It is arguably on of the most beautiful modern properties to come to the West Renfrewshire market for sometime and has accommodation extending to approx 5100 of gross floor area over three levels.

Completed in 2011, the owners have created a 1920?s Art Deco style detached villa that offers a delightful combination of space and natural light. The internal scale and proportions of the house have to be viewed to be fully appreciated.

The ground floor accommodation offers an entrance vestibule that opens to a magnificent broad reception hallway, cloakroom with curved wall, 36? kitchen dining room with integrated appliances and a freestanding ?Falcon? range and breakfast bar all open plan with the family area that is naturally lit via 4 angularly glazed sky light windows and floor to ceiling windows below. These windows along with the open plan oak stairwell create a fantastic area of open plan living with a sense of the natural ambience surrounding. Also on this floor are a formal sitting room with a feature limestone fireplace and living flame gas fire and a guest bedroom with en suite shower room.

An oak stairwell leads to what is known in the family as ?the bridge? which is a glazed ?conduit? or gallery walkway between one side of the upper level and the other. From here you can look over the reception hallway on one side and on the other there is stunning views over the rear garden towards the open aspects beyond South Avenue. The master suite and main bathroom are on one side of the walkway. The master bedroom has double built ?in fitted wardrobes and a contemporary en-suite bathroom consisting of a roll top bath, walk-in shower and his?n?hers wash hand basins. The house bathroom is unusually ?z? shaped and it also consists of a walk-in shower, Jacuzzi bath, wash hand basin and WC. On the opposite side of the walkway there are two double bedrooms both benefitting from built-in fitted wardrobes and en-suite shower rooms. In the centre is the curved or ?Turreted? room so visible from the front elevation and this could either be a further bedroom or office if required.

On the lower ground floor there is a magnificent leisure room that has as its centrepiece a sunken hot tub. On the perimeter of this room there is a sauna, wet room and WC along with a storage cupboard and French doors that lead to the rear garden. The garden room is to the rear of the property and also has French doors that again lead directly to the garden. A hallway leads to the fabulous utility room which also has a WC and a further door to the rear. Off the hallway there is a separate plant room. The accommodation is complete with another undoubted feature of this magnificent home; a fabulous 30? cinema room with elevated seated area.

The gardens are an expanse of low maintenance child friendly grounds with slate verges and a feature a horseshoe driveway at the front providing ample parking and access to the detached garage. The rear garden is South facing and is mainly laid to lawn with a flagstone patio area and lower level patio and soft play area. It is fully lit on an evening creating a lovely external space and ambience.

One of the many attributes of this stunning family home is the fact that it is a modern contemporary home designed to look like a 1920?s house but with a specification that includes Cat5 cabling throughout, underfloor heating, oak doors, skirtings and facings, along with double glazing and a security alarm system.

Thornly Park is a quiet conservation area set at the South end of Paisley. The Avenue has a beautiful selection of traditional homes from various architectural periods set along a wide street. There is convenient access to the surrounding countryside including the Glennifer Braes Country Park which is only a short walk away. The property is also in the catchment for high quality local schooling as evidenced in Education Scotland Inspection reports, including Bushes Primary, Lochfield Primary and Glennifer High School. There are local supermarkets close by as well easy access to a wider range of shops at Silverburn and Braehead shopping centres. Paisley is a University town with very good local facilities for sports, the arts, and entertainment. It is also an ideal location for commuting to Glasgow city centre by bus, car or train from Canal Street Station and Gilmour Street Station. Glasgow Airport is only a short drive for destinations further afield.
