" An Edwardian semi detached house with three bedrooms, ample off-road parking and a wonderful garden, set in a quiet road. Full modernisation required, massive potential, no chain.

Such a great opportunity, this is a great family house 'as is' but it could also be heavily extended (STP) Headington is a suburb of Oxford on the Eastern side, with a large and growing population. Main employment sectors are medicine, education, and research, and in the centre are a number of shops, pubs, caf?s, restaurants, and other services. The area also includes the main campus of Oxford Brookes University, Ruskin College, and the city's main hospitals, including the John Radcliffe, Nuffield and Churchill. Open spaces are generous, including Headington Hill and Bury Knowle parks with Shotover Hill, a heath and woodland area with views over Oxfordshire, and listed as a Site of Special Scientific Interest. C S Lewis and J R R Tolkein are just two of the world-famous residents to have lived there. In all, it's a great place to live. 52 Bulan has the distinction of having been occupied by the same family for close on 50 years. This fact alone shows the flexibility the house has given the family through many changes. The rooms are light and airy with good dimensions and the garden especially is far larger than any modern house would be able to offer. Looking at what others have done to similar houses in the road we believe this has potential for a substantial extension, subject to authority from Planning. The front door opens into a hall from which the stairs rise off to the left, with a cloak room immediately to the right. Ahead of you the kitchen is dated but a good size and very light, with a window plus glazed door letting in light from the lengthy garden behind. Both living rooms are also good sizes. The dining room to the rear still features the original Art Deco fireplace, and there is a generous store cupboard under the stairs. We expect the next owner may amalgamate the kitchen and dining room, and add in doors opening onto the garden, this is a popular and frequent change. The living room to the front also features an original fireplace, unusually this is in the corner or the room, and to the front is a lovely bay window. Upstairs the two main bedrooms are great sizes, mirroring the space and shape of the living rooms, and unusually these also still contain fireplaces. The third is surprisingly spacious also, not the usual box room. Serving all three the bathroom is dated but features a white suite and is also double aspect, the immersion tank occupies a large airing cupboard which could be removed to provide more space. We have not inspected the loft but we are told the roof was replaced at some point in its more recent life, and the pitch should ensure there is plenty of storage space available. Outside is impressive. The paved front drive offers generous gated parking behind a concrete wall, and to the right of the house a gate leads through to side access to the garden. At the rear a lengthy terrace includes a raised, block-built planter. Beyond this the lawn is lengthy and flanked by fencing either side with a pathway down the middle leading to a further paved area at the end, set up as a fabulous sun trap.
