" Coxs Farm is a detached Cotswold stone former farmhouse retaining much of its original charm and character including exposed beams and stone walls. On the ground floor there is a good sized reception hall with parquet flooring and an inner hall with utility room and cloakroom. The sitting room has a wood burner. The living room has a flag stone floor opening to the garden room with vaulted ceiling and French doors to the garden. The kitchen/dining room has been fitted to a farmhouse style with a range cooker and French doors to the garden. On the first floor the master bedroom has an en suite shower room, there are three further bedrooms and a family bathroom. The house is set in beautiful gardens and grounds in excess of 5.5 acres. Both sides of the property have vehicular access with gravel parking and a three bay oak carport. To the left hand side of the house is a stone outbuilding, currently a single garage and store which has lapsed planning consent to convert to a self contained one bedroom annexe. Immediately to the rear of the house is a stone and brick terrace with pergola, walkways, a pond and borders. The area to the rear of the house is a large lawned garden with a mature willow tree and orchard. Beyond the orchard there is a fenced paddock with open views across farmland. "
