" THE PROPERTY This delightful cottage has been in the owner‘s family since just after the Great War and is now offered to the open market for the first time in nearly a century! In many ways, it is the essence of a Cotswold cottage with some very pleasant surprises - including a rare downstairs cloakroom and the convenience of a garage with an adjoining workshop at the far end of a remarkably private, part walled garden. There is even a Britannia fire insurance mark on the façade - a reminder of the times when fire brigades were privately owned and only attended properties that were insured by them. All of the rooms have a sunny south-easterly aspect. This, coupled with that cottage largely one room deep, makes for beautifully light accommodation. Traditionally styled kitchen cabinets sit comfortably alongside an older fitted wooden storage cupboard and a well designed pew style corner seating unit provides useful storage as well as increasing the seating capacity around any kitchen table. The sitting room features an efficient wood burner set into a stone fireplace flanked by book casing to one side. A French window provides direct access to the terrace and garden beyond.
A modern staircase with open balustrade provides easy access to the first floor. The corridor beyond benefits from natural light flooding down from a roof light. In addition to the storage cupboard on the landing, both double bedrooms have fitted wardrobes and delightful garden views. The white bathroom suite has a shower above the bath and is given a contemporary twist by gleaming metro tiled splashbacks.
The garage and workshop are connected and are opposite the cottage at the far end of the garden with a small store adjacent. This arrangement creates a tranquil, almost cloistered feel in the pretty cottage garden that soaks up any sun due to its south-easterly aspect. A terrace adjacent to the cottage is bounded by flower beds and leads up a few steps to a centrally laid lawn. The garden extends to approximately 45‘ (13.7m) and is well planted with a mature bay tree and a traditional timber summer house.

SITUATION The village of Ducklington lies approximately one mile south of Witney and its grouped around a green with a pond and has a population of around 1,600 served by St Bartholomew Church. Although the origin of the name is unclear, the village is one of the earliest Saxon settlements in Oxfordshire. Nowadays, it is notable for the rare Fritillary flower that was largely lost in the intensive drive of food production during the Second World War. The village has an annual celebration of the species and this has attracted national media attention in publications such as Country Life and the Telegraph. In addition to its Morris dancing side, the village plays host to Witney Chess Club, and also has a Sports and Social Club with several cricket and football teams. The village‘s four star hotel provides private leisure club facilities for members that include a pool, spa and treatments whilst the brasserie and bar are open to all. The original school building was opened in 1858 and is a fine example of Victorian Gothic. The last Ofsted report (2012) rated the Church of England primary school is "good" and is supported by wrap around child care. Established Archers fans may be interested to learn that village was the birthplace of broadcaster Mollie Harris who played Martha Woodford in the BBC radio series. The A40 to the north of the village connects to Oxford and Cheltenham. More extensive shopping and recreational amenities are available in the adjacent market town of Witney, where there is also a hospital, cinema and several other higher order services. Although not listed, the cottage lies within the village‘s Conservation Area.
