" A very attractive modern detached thatched property built in 2007 in a traditional style. Situated on a no-through road with 8 other executive homes built at the same time. Entering from the front into a nice light hallway which leads to the dual aspect sitting room with glazed door and partition and benefitting from a contemporary style fireplace. There is a cloakroom in the hallway and stairs leading to the first floor and under stairs storage. The kitchen/dining room offers a good family living space with velux roof lights and French doors to the garden. There are a range of oak style units with contrasting granite work surfaces with inset stainless steel sink and drainer and induction hob with extractor over, the built in appliances include a fridge freezer, oven and grill, microwave and dishwasher. There is a separate utility with a range of units, sink and space for washing machine and tumble dryer. From here there is access into a single garage with an electric door and rear access into the garden.
To the first floor there are four bedrooms, the master bedroom having an ensuite shower room and built-in double wardrobe. Two of the further bedrooms have also the benefit of built-in cupboards. The family bathroom has a three piece white suite and has been tastefully finished in stone effect tiles.

Situation
Lying approximately 5 miles south of Witney and 11 miles west of Oxford, this pretty village benefits from a village primary school, shop, church, two public houses, a cricket club and a village hall with tennis club and a play park. Surrounding the village is attractive countryside and leisure and water sports is available on the nearby lakes with the River Windrush running along one side of the village. Further schooling is available at Cokethorpe, Bartholomew?s and The Abingdon Prep School. From the village are regular bus services to Witney, Abingdon and Oxford and good road and rail communications to London and Oxford via the A40, with close proximity to the A34 and the M40 and train services from, Long Hanborough and Didcot Parkway to London Paddington.

The house is approached via a no-through road. To the front of the property is parking for two cars and a single garage. The pretty front garden is mainly laid to lawn with a planted lavender bed and a mature rose climbing over the front porch. The main garden lies to the rear of the property and again is mainly lawned with a paved terrace leading out from the French doors of the kitchen/dining room. It is totally enclosed by timber fencing with gated access to one side and planted beds, trellising and oil tank behind.
