" A beautifully presented two bedroom home that has benefited from major rebuilding & renovations over the last few years, plus a full width extension that forms a stunning, kitchen/breakfast room at the rear, with bi-fold doors. Located on Osney Island a popular conservation area, the property has a stylish contemporary finish, combined with quality fittings and fixtures, including a lovely Laura Ashley kitchen with quartz work tops/breakfast bar and integrated appliances. There is under floor heating to the kitchen breakfast room and hallway, high quality double glazed sash windows, which sensitively mirror the original Victorian design and unusually for the island, this property has its own gated pedestrian access at the side which leads round to the delightful, part walled gardens.

Osney Town (better known as Osney Island), is a riverside community to the west of the city centre located off from the Botley Road. The conservation area is partially sited on an island at a point where the River Thames splits into several channels. In the main, the properties here comprise of 19th century terrace housing, constructed as a result of the opening of the railway station and the influx of related workers to the area. Over the years this area has increased in popularity due to its proximity to the railway station and the city centre, and in our experience offers both a friendly and supportive community. Osney island/west Oxford is located amongst several green spaces and canal/riverside walks and supports a good range of shops, including a Waitrose supermarket, public houses, allotments, an excellent primary school, local businesses and community centre.

Part of the renovations 'brief' on this property was to was to sensitively enhance and upgrade the accommodation so it seamlessly 'fits' into the existing conservation setting of Bridge Street. But also great care was given to maximize the natural light into the property. Consideration was also given to form a well planned home with quality fitting and overall finish for the owner.

The accommodation briefly comprises of part glazed front door with numbered window light above, leads into the tiled hallway with electric under floor heating, and this provides access to all the ground floor rooms with stairs rising to the first floor, under stairs cupboard with light and power. Recess for hanging coats, hidden away from the front door. Cloakroom with quality suite and custom built cabinets. Tiled floor. Victorian style radiator. Extractor and inset ceiling spot lighting. Wash hand basin and low flush WC. The sitting room has a solid fuel stove, with tiled hearth and exposed brick work within the chimney breast. Double glazed sash window to the front. Stunning kitchen breakfast room with Laura Ashley cabinets and quartz tops, and cabinets with half cup handles. Matching wall mounted units with cornice and pelmet finishing, and concealed lighting under. The wall mounted units with glazed fronts also have internal lighting. Three low hanging lights over the breakfast bar. Integrated appliances include washer/dryer, dishwasher and fridge freezer. There is a range cooker which will remain. Further matching cabinet, housing the Worcester gas boiler. Tiled flooring with under floor heating. Three tall bi fold door open to the rear garden, plus two ceiling windows which add to the natural light in this room. Inset ceiling spot lighting.

Stairs rise to the first floor with two side windows on the stairs. Landing with built in cupboard and light tunnel. There are two double bedrooms, the front with double glazed sash window, loft access and built in wardrobes. The rear bedroom again has built in wardrobes, but with two sash windows that overlook the garden and a vaulted ceiling of some 11ft in height. The bathroom is fitted with a quality suite of panelled bath with shower above, glazed bath panel, integrated WC and wash hand basin with fitted cabinets and storage. Inset ceiling spot lights, extractor fan, tiled flooring and towel rail/radiator. Dual voltage shaver socket. Tiled splash backs. Light tunnel. The rear garden approaches some 59ft in length with paved patio, external power points, lighting and cold water tap.
