" Situated within a select development of just four properties, a substantial detached family home arranged over three floors. The property has a south facing sitting room, dining room, good size kitchen/breakfast room and utility. To the first floor the master bedroom benefits from an ensuite shower room with three further bedrooms and a family bathroom. On the third floor there is a large open plan fifth bedroom

(guest bedroom/family room) with fitted wardrobes and the possibility to create a further ensuite. The double garage has a roller electric door and the rear garden is established and enclosed by fencing.

Situation
Sibford Ferris and the adjoining village of Sibford Gower are located equidistant between Banbury, Chipping Norton and Shipston on Stour just off the B4035. The Ferrers family held land on one side in the 11th and 12th Centuries and Thomas Guher on the other side. Both are rustic cottagey places with gardens and a duck pond to Sibford Gower. There is a large Quaker school at Sibford Ferris and a meeting house at Sibford Gower. The villages are normally associated as one and their combined amenities include a local shop/post office, a public house, a primary school and a private junior and secondary school in the village. Access is from the market town of Banbury, Junction 11 of the M40 motorway and from the mainline railway station, connecting to London, Birmingham and beyond.

The property's rear garden is south facing and is enclosed by fencing with well stocked flower and shrub borders and an established pond to one corner. Within the garden there are numerous fruit trees which include nectarine, pear, various apple, green gage plum, rhubarb and whitecurrants. To the side there is a further patio area with a summerhouse that houses a spa as well as a further garden shed and access.
