Entering the property we pass through the entrance porch before stepping into the small entrance lobby. The charm of the house is instantly apparent with our stair case rising to the first floor and attractive panel doors opening to both the sitting room and dining room. At the front the sitting room enjoys a view of the historic maltings building through the large sash window, a feature open fire provides a focal point to the room. The dining room leads to the rear of the house and boasts dual aspect windows allowing a surprising amount of light to flow through this generous space, a large understairs cupboard features and a door opens to the kitchen. Stepping into the kitchen we enjoy a view stood at the sink, of the rear gardens. A range of fitted units are in place and although of some age are very serviceable. A recently fitted gas boiler is mounted in the kitchen a door opens to outside. This room would lend itself ideally to being reconfigured to open into the rear garden via french doors to provide a superb enjoyment of both inside and out. Climbing the stairs we find the first floor landing leading to two bedrooms and the bathroom whilst a second stairs case rises to the second floor. At the front the master bedroom mirrors the sitting room below whilst we pass the guest bedroom before stepping into the generous bathroom. The bathroom is fitted with bath and shower over whilst the sink and w/c are set within a vanity unit. A large airing cupboard also features. Climbing the second stair case we find our two further double bedrooms leading from the landing. Set to the front and rear the both rooms offer superb proportions and suprising head room. This completes the accommodation.

Outside
Approaching the property from Staithe Road we enter the front past an iron gate which gives access to the shared courtyard area that serves both 49 & 47. A door leads us in via the entrance porch whilst we pass a second door from the kitchen before stepping into the rear garden. This private space offers a blank canvas for a new owner to achieve there ideal garden space as minimal or complex as they wish. Attached to the rear of the house a brick coal shed and outside lavatory feature whilst the brick wall continues along the garden forming an attractive back drop to the right hand boundary. A range of established shrubs and tress feature throughout the space. The garden typical of its time is extensive in length and would lend ideally to creating a range of bisected spaces. At the foot of the space we find a timber shed. Parking to the front is available on road, this is not a given right but respected by each of the residents along the road.

Location
The property is situated within walking distance of the town centre along with all of the towns amenities and the banks of the River Waveney. Bungay offers a good range of all the necessary amenities and shops, schools, antique shops, restaurants, The Fisher Theatre (now showing films) and leisure facilities including indoor swimming pool and golf club. The Cathedral City of Norwich is about 30 mins drive to the North and has a mainline train link to London Liverpool Street (1hr 54mins). Diss provides another mainline link to London and is 19 miles distance. The unspoilt heritage coastline of Suffolk with the lovely beaches of Southwold and Walberswick are a short distance away.
