The Property
This three bedroom terraced house is set in a quiet road in the popular market town of Beccles, within walking distance of the local middle school and the town centre. The entrance hall welcomes one into the property with under stair storage space. The sitting room has a large window to the front. The kitchen has fitted wooden floor units with stainless steel sink that overlooks the garden to the rear, a built in cupboard, electric oven, space for overhead extractor, space for washing machine, fridge freezer, dishwasher and there is also space for a dining table and chairs. A fitted family bathroom with an electric shower over the bath and separate WC with a window to the rear completes the upstairs accommodation. The property has UPVC windows and doors throughout and TV points in all rooms.

Outside
The property is approached by a pathway leading to the front door with lawn either side. The rear garden is mainly laid to lawn with planted borders of various shrubs. There is a patio area ideal for 'al fresco' entertaining, a large (14x8ft) wooden shed with power and light and fantastic field views beyond. To the front of the property is an area for shared off-street parking.

Location
The terrace is located in the town of Beccles, a short walk to the local middle school. Beccles town centre is a 2 minute drive or approx 10 minute walk. It is a busy market town with many shops, restaurants, all schools, pubs and supermarkets. A market selling fresh produce is held every Friday in the town, there is a local bus station which runs a regular service to Lowestoft, Norwich and many of the smaller villages around. The town is located on the Waveney River which is a gateway to the Broads network. The train station runs a link to London Liverpool Street via Ipswich, and the unspoilt Suffolk coastline with the beaches of Southwold and Walberswick are within easy driving distance.

Directions
From Beccles town centre head out of Beccles via Blyburgate. Take the 3rd left onto Ingate, and at the traffic lights turn right into Ellough Rd. Turn left to stay on Ellough Rd. Turn right into Coney Hill and take the 2nd left into Queen Elizabeth Drive. The property is situated on the right.
