" Undoubtedly one of Sheringham's finest period residences to come to the open market in recent times and to make even more special it enjoys arguably the best coastal views in town. The elevated position of the property was chosen very carefully when built in the late Victorian era to ensure that the finest uninterrupted coastal views could be enjoyed from the principle receptions, many of the bedrooms and the tiered grounds.

Originally built in 1893 this fine detached residence boasts sprawling and highly versatile accommodation in excess of 5000 sq ft all arranged across three floors. The property displays an abundance of period features of its time including ornate panelled walls, impressive high ceilings, open fireplaces and decorative sash windows. Many of the fine period features remain in place today along with subtle modern changes to provide comfort and the property presently serves as a much-loved family home with an independent three-bedroom apartment across the top floor.

On entering the property, you are immediately greeted by an impressive reception hall that features a beautiful ornate staircase. Opulent formal reception rooms include a drawing room, formal dining room and a family room. There is a modern equipped kitchen, pantry and spacious utility and boot room. Further ground floor accommodation includes a study, guest cloakroom and to the rear of the house is a highly versatile storage room with a semi-vaulted ceiling and independent access that could provide annexe potential.

The first floor features the principle bedrooms to include a stunning main bedroom with dual aspect coastal views, three further double bedrooms all with individual features and two bath/shower rooms. Off the first floor landing is a delightful balcony that provides breath taking coastal views.

The entire second floor is dedicated to an impressive self-contained three-bedroom apartment with spacious sitting room, kitchen and shower room. This floor offers highly flexible usage from simply additional bedroom options, annexe facility through to independent holiday let opportunities.

The property is approached from Holt Road via a long sweeping driveway that snakes through the front gardens and finally arrives at a spacious front gravelled courtyard area and further hardstanding with ample parking. To the South elevation of the house is a level lawned garden and access to a selection of outbuildings and storage options. The front elevation faces approximately West providing breath taking golf course and coastal views towards Blakeney Point and as far as Wells-next-the-Sea on a clear day.

SITUATION/LOCATION The property commands an enviable position set high up on a hillside spot in one of Sheringham's most sought after residential quarters. This select location provides the perfect mix of coastal views, privacy and convenience. Sheringham is a pleasant picturesque coastal town surrounded by woods and heathland with a good shopping area and quaint back streets. The town has retained its old fishermen's quarter where brightly coloured crab boats are moored on the beach below the promenade. The North Norfolk Railway has its terminus in the town for connection to Weybourne and Holt. Sheringham is on the mainline rail link to Norwich with trains connecting to London and Cambridge.
