HOLT Holt is one of the most attractive small towns in Norfolk in an area of outstanding natural beauty. The town existed before the Norman invasion but was destroyed by fire in 1708. It had to be rebuilt and we're very lucky that the timing meant that the Georgian style was used. The main street is lined with colour-washed Georgian buildings, many of architectural importance. There are tea and coffee shops, lots of antique and curio shops, food shops and delicatessens, banks, independent shops and, of course, historic Gresham's School founded in 1555. The North Norfolk coast at Blakeney is six miles away due north. There is good sailing, golf, bird-watching and many good beaches nearby. The North Norfolk Steam Railway has its terminus on the outskirts of the town and connects Holt with the seaside resort of Sheringham six miles away. The cathedral city of Norwich is just twenty-six miles distant. From Norwich there are direct trains to London Liverpool Street and Norwich Airport is a convenient worldwide gateway via Schiphol Airport. SITTING ROOM 4.37m(14'4'') x 3.00m(9'10'') Panelled entrance door. Cast-iron Gothic wrought iron windows with secondary double glazing. Period fireplace incorporating a gas-fired wood-burning style stove, set on a raised pamment tiled hearth with exposed oak bressumer beam and built-in cupboards to side. Exposed main beams and stripped pine floorboards. Hayloft-style pine staircase to the first floor landing. KITCHEN 3.05m(10'0'') x 1.60m(5'3'') Half glazed door leading out to the small rear yard. Attractive fitted oak kitchen comprising matching base and wall units with worktop surfaces, incorporating a large Belfast sink with chrome mixer tap. Fitted appliances including Smeg stainless steel space saving dishwasher, LEG washer/dryer, Siemens stainless steel fridge/freezer and Belling stainless steel electric double oven with ceramic hob. Inset lighting, spotlighting and extensive splashback tiling.
FIRST FLOOR LANDING Exposed beams and spotlighting. Ladder steps up to the attic bedroom two. BEDROOM ONE 2.74m(9'0'') x 2.69m(8'10'') Cast-iron Gothic period windows with secondary glazing. Exposed beams and stripped pine floorboards. Recessed wardrobe with hanging rail and shelving. BATHROOM 1.68m(5'6'') x 1.52m(5'0'') Suite comprising p-shaped bath with chrome mixer shower tap, pedestal handbasin and low level WC. Extensive white splashback tiling, electric fan heater, exposed beams and spotlighting. ATTIC BEDROOM TWO 3.53m(11'7'') x 3.15m(10'4'') Accessed via a set of steep ladder steps from the first floor landing, bringing you into a lovely second floor bedroom. Partial vaulted ceiling with exposed roof timbers and Velux skylight window. Recessed wardrobe with water heater and spotlighting. Feature brick chimney breast, electric panel heater and exposed pine floorboards. OUTSIDE The property has the easy maintenance of no garden and there is a small yard to the rear of the kitchen, giving a pedestrian right of way across the neighbouring cottages to the front and providing bin storage.
