" 36 WELLS ROAD An exceptional elevated site of about 1.4 acres (sts), with outstanding views to the south across the rolling countryside of the Stiffkey Valley. This unique single storey dwelling occupies a prominent coastal position and is sold with current planning consent to extend and renovate into a bespoke coastal retreat (plans available at Sowerbys' Wells-next-the-Sea office. Alternatively there is excellent potential to replace the existing modest property with a larger dwelling, possibly additional dwellings subject to obtaining relevant planning consents and regulations. Accessed directly from the coast road the plot is entered via a sweeping driveway that rises significantly above road level and is capped by an attractive brick and flint wall. STIFFKEY Stiffkey (sometimes pronounced 'Stewkey) is a pretty Norfolk coastal village between Wells-next-the-Sea and Blakeney. The village is famous for its 'Stewkey Blues', a local blue cockle. It has a good pub, the Red Lion, with real ale and good food. There's also a general store and newsagents. The Stiffkey Lamp Shop has the largest collection of new and antique lamps in the area, and the antique shop specialises in Victorian bathroom fittings and brass door furniture. The village is very well placed for the North Norfolk Coast. There is excellent sailing nearby, and superb coastal walks.
