The suburb of Wyesham lies on the Gloucestershire bank of the River Wye and is about 0.75 of a mile from the town centre of Monmouth. The property is situated in a garden which is easy to manage, the front portion being principally laid to lawn, with a number of shrubs being clustered near to the bungalow and a conifer near the gravelled entrance drive which gives access to the Single Garage, which is above average in size. A wide concrete pathway links the highway to the main entrance door.

Immediately to the rear of the living room is a short flight of steps down with a substantial handrail to a paved and sunny patio area adjoining which is an irregular but easily managed lawn bounded by various well established shrubs and in turn is enclosed by a horizontally boarded fence. Being located on the south-west side of the property this area provides a real sun trap and is a safe haven for both pets and younger family members.

TENANCY AND TERMS The property is available on an Assured Shorthold Tenancy for a minimum period of 6 months and thereafter on a monthly basis. The tenant will be responsible for paying fees on the following basis.

Upon application and the Landlord's broad acceptance (subject to references) to proceed, the tenant will pay, the sum of £144 (inclusive of VAT) and £36 (inclusive of VAT) per additional adult, for obtaining references, credit checks, the provision of the legal documentation and the inventory/schedule of condition. Should a Guarantor be required there will be a charge of £36 (inclusive of VAT) to carryout the necessary references etc. 50% of these fees will be returned if the references and credit checks are not acceptable and the Landlord decides not to proceed. The total sum is non-refundable if, the applicants decide to withdraw.

The tenants will be responsible for paying one month's rent in advance, the council tax, together with all services. In addition the Agent's will require a bond of £530 from the tenant to be held against any damage to the premises/fixtures and fittings, fair wear and tear accepted, and will be returned minus any deductions at the completion of the tenancy.

The Landlord would prefer Tenants, who are in employment, are non-smokers and who have no pets.

DIRECTIONS Leave the town centre via Priory Street passing Woolworth on left. At traffic lights continue straight on to the A40 dual carriageway roundabout at which point one follows the signs to the Forest of Dean and Chepstow. At the Wye Bridge traffic lights turn left and after crossing the river, turn immediately right (by Lidl) and follow the road to Redbrook and Chepstow. In 0.25 of a mile from Bridge and after left hand bend turn off left into Wyesham Avenue. Take the first turning left (also Wyesham Avenue) which leads into Claypatch Road. Our clients bungalow is the first bungalow on left.
