" LOCATION Grendon is an historic village which is mentioned in the Domesday Book and was once owned by Judith, the niece of William the Conqueror. It has a village hall, a thatched public house, a church and Grendon CE Primary school with secondary schooling available in Wollaston which is approximately 3 miles away.
The property is located on the edge of the village and benefits from wide westerly views over open countryside. 

THE PROPERTY The property is of stone and brick construction with a single pitch roof. The accommodation is arranged over two storeys and extends to approximately 1,351 sq ft (125.5 sq m). The wide entrance hall leads to a large open plan kitchen sitting room to the left. To the right are two good size bedrooms, one with additional mezzanine space. Towards the rear of the property is another bedroom, two bathrooms and stairs leading to the first floor. Upstairs is a large landing space, a bathroom and a fourth good size bedroom. The first floor space could easily be separated into a perfect space suitable for a teenager with their own bathroom, study space. 

OUTSIDE Outside the property has a small courtyard to the side with two former pig sties providing good storage space. There is also a car port to the side of the house and a concreted driveway for three cars. 

LAND Further to the west is a 0.1 acre paddock designated as agricultural land shaded green on the enclosed map.  

RIGHTS OF WAY The property is accessed off the road by a private track which is retained by the vendor. A right of way for access to the property is provided as shaded light blue on the attached map.
