" This handsome pavilion style Georgian period stone house stands in private lawned gardens adjacent to Pitsford Hall and offers refurbished four bedroomed accommodation with two suites and family bathroom, together with an extensive range of garaging. A particular feature is the 30 foot long drawing room which revives the elegance of the period with a high corniced ceiling and a magnificent ornate fireplace and log burner. The house retains a wealth of original features including exposed hardwood floors, a number of original fireplaces and classical panel glazed Georgian windows.

PLANNING The property is Listed Grade II as a Building of Architectural or Historic Interest. HISTORICAL NOTE The Dower House was designed by John Johnson (circa 1775) for Colonel James Money, built of limestone with sandstone dressing. The house was originally used as a Billiard Room for Pitsford Hall which is now the home of Northamptonshire Grammar School and it is known that King Edward VII and King George VI were regular visitors at Pitsford to join the Pytchley Hunt. ACCOMMODATION RECEPTION HALL 11'9 x 8'3 (3.58m x 2.51m) Approached through a hardwood panelled door, the hall contains the winding staircase rising to the galleried first floor landing and there are steps down to the hall which has panelled doors leading to:- CLOAKROOM 12' x 3'3 (3.66m x 0.99m) With glazed wall tiles and a herringbone quarry tiled floor, there is a white suite of WC with high level cistern and bracket was basin. A utility closet houses the plumbing for the automatic washing machine and point for tumble dryer. DRAWING/SITTING/DINING ROOM 30'6 x 18'9 (9.30m x 5.72m) A superb open plan reception room of elegant proportions with panel glazed windows to two elevations and an exposed floor beneath a corniced ceiling and leading directly to:- SITTING ROOM 16'1 x 14'1 (4.90m x 4.29m) Open plan to the drawing room, this room also has an oak floor and windows to two elevations and contains a superb open hearth fireplace with an acanthus leaf scroll mantel and marble surround incorporating a cast iron log burner with glazed cabinets either side and mahogany lined alcoves. BICYCLE STORE Constructed of brick with a slate roof. GARDEN Standing mostly to the side and rear of the house, the extensive lawned gardens are enclosed within Box and Laurel hedges, together with close boarded fencing and established hedging. There is a tall mature Horse Chestnut tree and Yew tree and at the rear of the house there is a York stone terrace leading to further York stone and gravel pathways. SERVICES Main drainage, gas, water and electricity are connected. Central heating is through radiators from a Vaillant gas fired boiler which also provides the domestic hot water. There is a passive infra red security alarm system. (None of these services has been tested). HOW TO GET THERE From Northampton proceed in a northerly direction along the A508 Harborough Road through Kingsthorpe and Whitehills and out of the town. Pass the village of Boughton and continue straight on and turn right where signposted to Pitsford. Proceed into the village along the High Street and continue to the junction with Grange Lane and bear right onto Moulton Road passing the left turning to Manor Road. Continue straight on where the gates to The Dower House will be seen on the right hand side. LOCAL AMENITIES Pitsford is a very popular village lying to the north of Northampton close to Pitsford Reservoir with its excellent trout fishing and sailing facilities. The village has a church and public house and is home to the independent Northamptonshire Grammar School. Northampton is only five miles from Pitsford, but there is good local shopping in Kingsthorpe about three miles away.
