" This very well maintained modern end of terrace house stands in the heart of Alsace Park on the western outskirts of Northampton and has been owned as an investment having been let on an Assured Shorthold Tenancy since 2007. The property has been extended by the addition of a PVCu conservatory at the rear and offers one bedroomed accommodation including entrance hall, a 20 foot long open plan kitchen/living room, first floor, landing and bathroom with shower over bath. Externally there is a courtyard garden which faces in a southerly direction and there is off road parking space at the side of the property.

EXISTING TENANCY Currently let on an Assured Shorthold Tenancy where the tenant has given notice and the property will be vacant at the end of April 2013. The rent passing was ?495 per calendar month however, Greener Rentals & Property Management advise that there is the potential for a rent passing of up to ?520 per calendar month. ACCOMMODATION GROUND FLOOR ENTRANCE PORCH With a panel glazed front door, the porch has a built-in cloaks cupboard containing the gas meter and a further panel glazed door leads to:- LIVING ROOM/KITCHEN 20'11 x 10'10 (6.38m x 3.30m) An open plan room where the kitchen area is fitted with floor and wall cabinets with laminated working surfaces incorporating a stainless steel sink unit with mixer tap over and ceramic tiled splash areas. CONSERVATORY 12'4 x 9'2 (3.76m x 2.79m) With PVCu double glazed windows and a ceramic tiled floor beneath a pitched polycarbonate roof with fitted ceiling fan, there are light and power connections and there is an electric night storage radiator. A French door opens to the rear courtyard garden. LANDING 7'9 X 5'7 (2.36m X 1.70m) With a Velux rooflight to the front elevation, there is a built-in storage cupboard with shelving and hanging space and there is a roof void access hatch. Doors lead to:- BEDROOM 12'2 x 10'10 (3.71m x 3.30m) With a three casement window to the rear elevation, this room houses the airing cupboard with the hot water cylinder and there is also an electric convector heater. BATHROOM 8'6 x 5' (2.59m x 1.52m) Comprising a white suite of twin ended bath with side mixer tap and integrated shower over, pedestal wash basin with concealed cistern and WC. There is a shaver socket/light and a fitted mirror and there is an electric heated towel rail. The bathroom has ceramic tiled splash areas and a Velux window to the front elevation. OUTSIDE The courtyard garden is paved and bounded by close boarded fencing with external lighting and a gate leading to pedestrian access to the off road parking which stands at the side of the property. SERVICES Main drainage, gas, water and electricity are connected. Space heating is through electric night storage radiators and convector heaters. (None of these services has been tested). LOCAL AMENITIES Within the village there are a number of shops including a Bakery, Post Office and Hardware Store. There is the Squirrels Public House and a bus service to Northampton town centre. Motorway access is to Junction 15A and Junction 16 via the A45 South and the A45 West respectively. Local schools include the Duston School in Berrywood Road and lower schooling at St Luke's CEVA Primary School. HOW TO GET THERE From Northampton town centre proceed in a westerly direction along St James Road and fork right onto the A428 Harlestone Road. Proceed past Dallington Park and at the roundabout junction with Bants Lane continue straight on, passing Cotswold Avenue and Firsview Drive. On the outskirts of town take the left hand turning into Quarry Road and then fork right into Port Road, taking the next left turn into Sandy Lane. Take the first turning on the left into Weggs Farm Road. Proceed along Weggs Farm Road and turn left into Velocette Way and then first left into Marseilles Close where the property stands at the end of the cul-de-sac on the right hand side.
