" 32 College House is a very large 2 bedroom, 2 bathroom, top floor Apartment, with a GARAGE, in this retirement development within Brackley Town Centre.

COLLEGE HOUSE This development of cottages and apartments provides independent living for the 60 year plus age group. The development is on Brackley High Street, only a short distance from the Market Place. Facilities include a communal drawing room, dining room, a conservatory, orangery, guest suite (adjacent to this property) & laundry room, with stairs & lifts giving access to the upper floors. The grounds & courtyard are maintained within the service charge (?679 per quarter for 2014) & there is a resident administrator as well as 24 hour emergency assistance service, if required. Buildings insurance, water rates and ground rent are also included in the service charge. APARTMENT A lift leads to the second floor where the front door to apartment 32 is directly ahead. On entering the apartment there is a large hallway with double doors to a coat cupboard, double doors to a large airing cupboard and further doors to the dining room, lounge, 2 bedrooms and the bathroom. The dining room is a good size, with two Velux roof windows and a door to a large eaves storage area, which continues around much of the apartment. The lounge is a large room and has a double glazed bay window, with a feature fire surround fitted with an electric fire and an additional useful alcove, with a Velux roof window, currently used as a study area. A door leads to the kitchen/breakfast room which is fitted with eye and base level cupboards with wooden panel fronted doors, worktops and a one and half bowl sink. There are spaces for an under counter fridge/freezer and a washing machine (which will be included) and there is a built-in oven and four-ring electric hob, there is also space for a breakfast table.
Bedroom One is a large double room with built-in wardrobes and other fitted furniture, access to eaves storage space and a door to the en-suite shower room. The en-suite is a good size with a corner shower cubical, low level WC and wash basin with cupboard beneath. Bedroom Two is also a large double room with access to eaves storage and a range of bedroom furniture which will be included. The bathroom has a bath with a shower over, a WC and a hand basin. LEASE This property is leasehold and the lease was granted in 1992 for 150 years. GARAGE AND PARKING There is a single garage (number 2, second from the end on the left) and residents parking.
