" Highcroft is a stone and brick cottage style house built approximately 20 years ago within this attractive Rural village in the rolling South Northamptonshire Countryside.

The property is approached via paved steps leading to the front door with lawns to either side, rising from the garage and parking area for three cars. GROUND FLOOR The large hallway has oak flooring which continues through the hall, sitting room and dining room, panel doors lead to the ground floor rooms and stairs rise to first floor. The sitting room is double aspect with a window to the front and French doors to the patio area at the rear and an attractive brick inglenook fireplace and wood burning stove. The dining room is a good size with patio doors to the rear and the study has a window overlooking the garden and is fitted with a range of office furniture including a desk, shelves, drawers and cupboards. The kitchen is a good size with space for a table and was re-fitted in 2011 with solid Oak units including display cabinets, larder cupboard with pull out shelves, carousel units, Rangemaster 6 burner stove (LPG), two ovens and a grill and hood above. Built-in appliances include a dishwasher, full height fridge and the utility room has a full height freezer and spaces for a washing machine and tumble dryer and houses the heating system, fitted in 2011. FIRST FLOOR LANDING The landing enjoys far reaching views to the front as do the two bedrooms to the front. Bedroom 1 has fitted wardrobes, two windows with views to the front and a large en suite bathroom with large shower cubicle, bidet, bath with central taps, WC and wash basin set into a vanity unit. Bedroom 2 is to the rear with fitted wardrobes and overlooks the garden. Bedroom 4 is also to the rear with window over the garden and bedroom 3 is at the front with an oriel window enjoying far reaching views over rolling Northamptonshire countryside. The family bathroom is fitted with a modern white suite including a bath, WC, wash basin and corner shower. OUTSIDE 'Highcroft' has a large front garden with a path leading to the front door with lawns to either side and planted borders. The rear garden is a particular feature of the property being approx. 60 ft wide x 35ft deep and is predominantly laid to deep and well stocked flowering borders with paths running through and a natural stone waterfall adjacent to the large walled patio area. The side of the house is a useful area with gated access to the front and timber shed and log store. PARKING & GARAGE In front of the house is a double garage with electric up and over doors and paved parking in front. Services connected: Electricity, Water & Mains Drainage.
