LOCATION Welton is a delightful West Northamptonshire village with many old stone built and thatched period properties together with a popular pub/restaurant and a sought after village school. It is attractively located on a hillside with the local church of St Martin prominently situated in the heart of the village. It is also only about two miles from the historic local town of Daventry which offers a full range of local facilities including secondary schools, supermarkets, banks and a wide range of shops. Larger nearby centres include Rugby (6 miles) with its world famous public school and main line station (London Euston about one hour), Banbury (about 20 miles), and the county town of Northampton (about 15 miles). Access to the M1/M45/M6 motorway network is available at various junctions within 10 miles, and the M40 is at Banbury. DESCRIPTION 38 Ashby Road is a semi detached brick built village home of a cottage style design with attractive elevations, and is thought to be about 75 years old. It was substantially improved about 5 years ago and has double glazed windows throughout and a panel radiator central heating served by an electric boiler. While compact it provides three bedrooms and a bathroom upstairs, and well proportioned accommodation on the ground floor with a ground floor cloakroom. It has good sized gardens to both front and rear, and is located on the edge of the village enjoying far reaching rural views to the rear. Rear Bedroom 1 With window to rear enjoying extensive rural views, and an undereaves alcove recess area. Rear Bedroom 2 Another room with lovely views to the rear. Front Bedroom 3 A single bedroom with window over looking the front garden. Bathroom Fitted with white suite of steel bath with mains hot water shower over, pedestal wash hand basin and close coupled wc. Inset ceiling spotlights. Window to front aspect. Outside The property is set back behind the pavement with the dropped kerb giving access to the offstreet vehicle parking area which is finished in stone chippings. The remainder of the front garden is laid to lawn with various flower and shrub borders.
