The ground comprises; spacious lounge diner, kitchen with access to rear garden and downstairs shower room. The first floor comprises of; two double bedrooms and one single bedroom. Please call Coley Thomson to register your interest now. NO DSS NO SMOKERS NO PETS Available start of March.

Tenant charges
Initial charges £150.00 for the first applicant and £100.00 for each applicant over the age of 18yrs thereafter, these Non-refundable funds will secure the property for you while referencing is being sought. Upon receipt of satisfactory references an Assured Short hold Tenancy Agreement will be prepared, usually for an initial 6 months to start, this may then (with the landlords consent) be renewed for a further 6 or 12 month term, there will be a charge of £50.00 made for this. Deposit will usually be equivalent to one month’s rent plus £100. Should you wish have pets at the property an extra deposit of £100 per pet may be charged subject to the landlords consent. All Deposits will be registered and secured with The Deposit Protection Service. All rents will be brought round to being payable on the 1st find that should your tenancy start part way through a month your first month’s rental payment will be lower than usual. On day of move in there is a charge of £65.00 for the inventoryMid and Post-Tenancy Administration Charges These charges will be included within your tenancy agreement and are liable to change over time therefore you should always check for any changes during your tenancy with us. Tenancy renewal, extensions and amendments £50.00 each event Changing a tenant during a tenancy £150.00 each event Renewal of references only imposed if rent is late for 3 consecutive months £60.00 each tenant If we are requested to write a letter or reference on your behalf, £25.00 each tenant If we have to write to you to chase the return of a Tenancy agreement, section 21(1)(b) notice to quit, or the renewal fee a £25.00 charge will be added to your account and may put you in arrears. If rental payments are received after a tenancy has ended a charge of £25.00 will be deducted from the received amount before being refunded. If a tenant fails to honour an agreed appointment with the agent or agents/landlords contractor a charge of £40.00 per visit will be made to cover time, admin costs and fuel, this charge will be added to your rental account and may put you in arrears. In the event that the bank dishonours a cheque presented by you there will be a £25.00 charge. Late payment fees are payable if your rent account falls into arrears as follows: 10 days late £25.00, 20 days late £50.00, 30 days late £75.00. A fee of £300.00 will be payable to terminate a Tenancy Agreement early regardless of the circumstances (with landlords agreement) There may be other administrative charges set out in your tenancy agreement please check before signing.
