" A Grade II listed, recently redecorated detached cottage in the tranquil yet conveniently located village of Thrumpton, 7 miles from Nottingham city centre. MILEAGE M1 J24 4 miles, Nottingham 7 miles, Loughborough 9 miles, Derby 15 miles, Leicester 21 miles (All distances are approximate). DIRECTIONS Thrumpton village is situated just off junction 24 of the M1. Take the A453 towards Nottingham and after 2.7 miles turn left towards Thrumpton onto the slip road, then turn right signposted Thrumpton. Follow the road into the village, past the Church on your right hand side and around the bend. Laburnum Cottage can be found approximately 200 yds from the Church on the right hand side. THE SITUATION Laburnum Cottage, part of the Thrumpton Estate, is situated in the village of Thrumpton. Thrumpton sits beside the River Trent at the end of a quiet cul-de-sac lane protected by wooded escarpment slopes. The main house, Thrumpton Hall is a fine Grade 1 listed building. Residents have access to the parkland around the Hall. The village of Thrumpton has a church and village hall. The nearby town of West Bridgford provides for everyday facilities, including shopping and recreational activities. More extensive facilities are available in the city of Nottingham. There are train services to Nottingham from Long Eaton railway station, which offers mainline services to London St. Pancras. THE PROPERTY The cottage was originally built in the early 18th century and is a Grade II listed house constructed of brick under a slate roof. The rent is to be paid monthly in advance by bankers standing order mandate. TENANCY NOTES To be let for an initial term of 12 months unfurnished except for carpets and floor coverings. The tenant is responsible for the routine maintenance of the property and the tenancy agreement will require the tenants to have the premises, including the carpets, professionally cleaned at the end of the tenancy.
