" The Close is a substantial Edwardian home, built circa 1905, with elegant elevations inset with the original sash windows. The spacious accommodation has immense character & features many original fixtures. The property is entered via an impressive reception hall with stunning marble floor, gothic style staircase & pretty stained glass windows. From the hall there are three principal reception rooms with attractive open fireplaces, a family room currently used as a study, a cloakroom & a door to the cellar. There is a spacious kitchen/breakfast room fitted with a range of limed oak units, a utility room and a side porch. High ceilings feature throughout the house which complement the many sash windows. Upstairs, leading off the good sized landing, are the five bedrooms and family bathroom. The master bedroom benefits from a large en-suite bathroom which has a part-stained glass door leading on to a balcony. From most of the upstairs windows far reaching countryside views can be enjoyed. There is a good sized attic space which, subject to the necessary planning, could be converted into further accommodation.

Situation
Steeple Claydon is located within the highly sought after Claydons, a collection of traditional Buckinghamshire villages which lie between Buckingham, Bicester & Winslow. Steeple Claydon has 3 public houses, a school, a selection of shops, a fish & chip shop, post office & hairdressers. There are also doctors & dentist practices. Further cultural, shopping & leisure facilities are available in Bicester, Aylesbury & Milton Keynes. There are also excellent state and private schools nearby including renowned grammar schools in Buckingham and Aylesbury.

Outside
On approaching the property you will get a real sense of arrival as you travel up a sweeping gravel driveway. There is a large lawned area interspersed with a variety of mature trees, shrubs & herbaceous borders. The Coach House retains its original structure & features, and today it is used for storage. Subject to the necessary planning permissions, we feel that it could be converted into further accommodation or a home office/studio. To the rear of the property are two areas of paved terracing which are perfect for outdoor entertaining. From here the garden sweeps down to less formal gardens featuring a variety of mature & established trees. In our opinion the garden is well screened from neighbouring property and enjoys a good degree of privacy. At the bottom of the garden lies a small pond & a vegetable garden. In all approximately 1.85 acres.
