" ENTRANCE The property is a garden fronted mid terrace with a large bay window to the lower aspect of the property giving the property an air of grandeur. HALLWAY 16`3" (4.95m) x 3`8" (1.12m) The hallway has a high ceiling and has dado rails along the wall and the original floor boards. It leads to the stair case and the 2 reception rooms. LIVING ROOM 15`0" (4.57m) to Bay window x 13`1" (3.99m) This room is located to the front of the property and boasts a large double glazed UPVC bay window which gives the room lots of natural light. There are the original plaster cornice to the ceiling and a feature ceiling rose and the original picture rail. The room has a double radiator, TV and cable point, wall mounted gas fire and 2 wall lights. There is laminate flooring for easy cleaning and the room hosts the electric meter cupboard. This is an ideal room for all the family to relax in the evening. DINING ROOM 14`5" (4.39m) x 15`0" (4.57m) The large dining room is accessed from the hallway. This room is pleasantly decorated and has exposed stained floorboards. There is a wall mounted gas fire and UPVC double glazed patio doors that lead to the rear of the property and the garage. With a little more work this would make an ideal playroom, work room or storage area. MASTER BEDROOM 16`6" (5.03m) x 13`1" (3.99m) This is an exceptionally large bedroom to the front of the property. With two UPVC double glazed windows and 2 radiators it could easily be split into two bedrooms making the property a four bedroom home. The flooring is laminate and there is a built in wardrobe to one side of the chimney breast. This is another room that has retained the original plaster cornice to the ceiling giving the room some character. BEDROOM 2 13`4" (4.06m) x 11`11" (3.36m) to alcove This double bedroom is to the rear of the property and offers a large space that could also be used as the Master bedroom if the front room was converted to two bedrooms. The loft is boarded and the location of the hatch to the stairs means that it would be easy to link in a full staircase to the loft to make an extra room with en-suite if you wished. The landing is on two levels with the first part being laminated and the return to the 2nd bedroom and the master bedroom having those exposed wooden floor boards dating back to 1932. The walls have been separated by a dado rail which runs continuously down the stairs and uniformly through the lower hallway. EXTERIOR To the front of the property there is a small gaden with a gated entrance. The property is raised from street level slightly so there are a couple of steps to the front door. To the rear of the property the patio doors lead to a rear yard that houses the garage. There is a path to the rear gates giving access to the rear entry for your bins. If the garage was to be removed and replaced with a shed the rear yard would provide a significant family area. GENERAL This is an exceptionally large mid terrace that does require a little updating in terms of decoration but this is reflected in the price.
