" Dating originally from 1800, Barn Cottage started its life as farm buildings on South Street in the popular village of North Kelsey and was converted to an impressive home by the current owners in 1984. Progressively enlarged and extended in subsequent years the property now provides unique appeal and further potential in equal measure and is sure to attract the purchaser seeking somewhere a little different.

Barn Cottage enjoys a wide frontage to South Street but can only really be fully appreciated from within its own courtyard with the combination of old and new buildings creating an almost 'village street' scene of timeless charm. There are currently three elements to the property with a main house, a useful two storey annexe which utilises part of the former triple garage and a part completed conversion and restructuring project of an original outbuilding to provide workshops and storage or to suit alternative uses depending upon a buyers individual needs.

Principal features of the main house include two Entrance Lobbies (at the side and rear), a beautiful Lounge with a brick fireplace and Hunter multi fuel stove, a Dining Hall from where the staircase leads to the first floor, a farmhouse style Dining Kitchen with rustic pine cabinets and built in appliances and a delightful craftsman built Garden Room/Orangery opening to the courtyard. There is also a Utility Room whilst upstairs can be found four Bedrooms (the Master with its own en-suite Shower Room) and a sumptuously appointed split level Family Bathroom with a corner bath.

The annexe adjoins the rear of the main house and includes a very good size ground floor Living Kitchen and a first floor Bedroom with its own en-suite Shower Room. A double Garage with bespoke oak doors links the main house and annexe and buyers without the need for annexe accommodation could easily adapt the overall space for other uses.

The third side of the courtyard is formed by another superb structure created by the re-building of the original cattle sheds. Although not fully completed internally this building now provides significant storage and workshop space and could be progressed to create a substantial first floor (the upstairs windows are already installed) and may suit adaptation to form holiday cottages or similar, subject to obtaining any necessary Planning Permissions.

The main house and annexe have the benefit of central heating and all the buildings are double glazed with a combination of white uPVC, natural oak or stained wood framing.

Barn Cottage stands within lovely grounds which are elevated at the south facing rear and feature neat lawns, manicured screen hedges and shrub borders. There is a useful storage shed plus a Victorian summerhouse which may be available by separate arrangement. Rustic brick walls and the surfacing of the courtyard add to the authentic charm of the property and viewing is highly recommended.

The village of North Kelsey lies approximately 9 miles from Market Rasen, 15 miles from Grimsby and 5 miles from Brigg. There is a primary school, a Public House and a general store whilst the popular town of Caistor is only a few minutes drive away.

The availability of Barn Cottage represents a rare opportunity to acquire a little piece of North Kelsey's history and the skilful adaptation of the buildings from their original agricultural use to a magnificent residence is a pleasure to see. With plenty of scope and potential to customise the property to suit individual requirements this is a chance not to miss and viewing should be arranged without delay through the Agents on Grimsby 311000.
