Prior to sale and over the last twelve to eighteen months improvements works include a replacement bathroom, fully refurbished kitchen (new doors, refinished worktops), a full rewire and replacement consumer unit, a brand new gas boiler (installed May 2016) and brand new carpets to the stairs and bedrooms.   Neutrally decorated and finished throughout the house has potential for first-time buyers and smaller families looking for a property requiring little to no improvement works.   For the last twelve months the property has achieved rental income of ยฃ575/mo, making it a potential investment opportunity (tenants vacate on August 7th).

Please note that the house is occupied until August 7th - After this any minor works (painting etc) will be completed once it is vacated.   However, we can accept viewings during this period.

Rear garden larger than average for both type of property and the street itself.   Fenced down one side, hedges to rear and stump cut conifers to the left.   Mainly to lawn, however, a substantial area has recently been recovered with the removal of an outbuilding to the back of the garden (adding some 15 to 20ft in length), but this area will require some work either by way of removing the footings for the building or bringing in a feature like decking or similar above the lot.    This has simply been demolished, cleared and tidied as best possible prior to sale.
