" A BEAUTIFUL three bedroom unfurnished BUNGALOW in a sought after area of Marford Nr. Wrexham & Chester. The property has recently been EXTENDED & RENOVATED making it a superb home which would suit a single person, couple or small family. The property enjoys gas central heating, UPVC double glazed windows and doors, a lovely back garden, off road parking and an envious position in an establish residential area. Front Link-Detached bungalow with sloped paved driveway leading to the front door and also wrapping around the front of the property allowing access to the rear garden. Hallway Tiled flooring, recessed sliding doors providing access to all three bedrooms, family bathroom and the kitchen. Kitchen Lovely beech wooden kitchen units with dark work surface. Built in oven / grill, microwave oven, fridge / freezer & dishwasher. The kitchen area extends naturally into an L shape conservatory room; the dining room extends to the width of the rear of the property offering a lovely view to the rear garden. There are two sets of patio doors which offer plenty of light and give the whole room a slight Mediterranean feel. Living Room The living room is open plan off the dining area although there are bi-fold doors to separate the areas, it is carpeted which gives a cosy warm feel to the room. Local Amenities Marford offers two lovely pubs, plenty of walks a great local public school and alot of peace & quiet. The adjoining village of Gresford is a bit livelier & offers shops, bakery, butchers, fish & chips, Chinese, Indian takeaways etc & all come highly recommended... The local school (at the bottom of the street) comes highly recommended, the schools inspectorate doesn't call very often but when he did attend last (2010) the school was rated Excellent in most categories. The local bus route at the bottom of the street also picks up and drops off for the local Independent schools. Local Services Bus Services - The regional mainline bus route from Wrexham to Chester is ? mile away at the bottom of the street. Services on a 'clear route' will take approximately 20 mins to both Wrexham & Chester with busses travelling in both directions every 12 mins. Busses are relatively modern offering wi-fi hotspots plus phone and laptop charging points. Motorway - There is easy access to the A483, A55 and the M53, M56 and onto the M6. Birmingham, Liverpool, Manchester, North Wales and The Wirral can all be reached easily via these connections. From Marford there are also back routes / scenic routes that can be taken which cut out motorway travelling however these journeys significantly increase travelling times - but they are a bit easier on the eye (passengers eye). Train Station - Final stop on the No. 1 bus route from the village. Chester train station offers main line connections into North Wales, the North West, & beyond. Chester to London Euston approx 2 hours 10 mins. Directions From Chester City centre head onto the A483, at the Overleigh roundabout take the 2nd exit & continue on the A483. You will then head out of Chester and pass the Kings School and the Chester Business Park (all on your left) as you pass these eventually ending up on the main A483 By-Pass itself you would have had to negotiate 3 roundabouts - take the 2nd exit on all three. At the time of writing the fith and final roundabout on this stretch has just been replaced by traffic lights, continue through the lights and leave the A483 at junction 7. Left at the first roundabout, right at the second onto the B5445 & continue passed the Trevor Arms Hotel up Marford Hill. If your early and fancy something nice to eat stop off at The Red Lion, Marford Hill LL12 8SL for a spot of lunch before turning left out of the pub car park, 1st left onto Claypit Lane, 1st left again taking you passed the local primary school and Stancliffe Ave is 1st right. No. 5 can be found on the left hand side at the bottom end of the Avenue. OR From Wrexham, get onto the A483 at the B & Q roundabout and leave at junction 7. Follow the roundabout turning right to go back over the motorway and head for Marford / Gresford. Then follow the instructions above remembering to stop at Red if your early! Parking Plenty of parking. The current tenant or agent may be parked on the driveway. Please park up safely on-street, please do not obstruct others driveways.
