" Offered for sale with no upward chain is this well maintained, traditional style family home. The property benefits from GCH, majority uPVC double glazing and occupies an established good sized plot, that subject to obtaining the necessary planning consents provides scope for extension. In addition the property was fitted with a new Worcester combi bolier and guaranteed until 2017, cavity wall insulation, installed in 2006 guaranteed for 25 years and loft insulation fitted in 2006. The ground floor accommodation includes an enclosed storm porch that leads to the entrance hallway where the original stainglass front door is still in situ. To the front of the property is a nice size lounge, enhanced in size by a walk-in bay window and separated from the dining room by bi-fold doors. The dining room again, is a nice size room and leads directly to the kitchen, making this space work for families or those who like to entertain. The kitchen is fitted with a range of pine fronted base and wall mounted units and has plumbing for a washing machine, space for a range of appliances and a pantry. Off of the first floor landing are three bedrooms, the two largest benefiting from built in and free standing wardrobes. These are serviced by a separate shower cubicle and a heated towel rail. Outside there is an established front garden that currently provides off road parking for one car but could be altered to accommodate two. The front garden leads to an enclosed car port that is 25ft in length and leads to the external, integrated store. The established rear garden is fully enclosed and is mainly laid to lawn with mature borders. In addition there is the former detached garage which currently is used as a store/workshop but the rear of the car port could be altered to allow access for this to be a fully functioning garage once more. General Information Energy Rating: C Situation Situated in a popular residential location that provides good access into Wigston town centre. In the immediate area there is a a reputable primary school, small shopping parade and regularly serviced bus route. Wigston Magna town centre benefits from a comprehensive range of daily amenities, leisure facilities and secondary schools. There are good road links into Leicester city centre and junction 21/Fosse Park. Directions From our office on Leicester Road, turn right at the mini roundabout onto Aylestone Lane.
