" Gainsborough Cottage is an extremely attractive Grade II Listed village home, constructed in local coursed ironstone under a reed and straw thatch.

ACCOMMODATION A beautifully presented Ironstone cottage which has recently been completely renovated throughout to a high specification with many original features. The ground floor accommodation is very well arranged and entered through an entrance hall with a limestone floor. As well as providing access to the rear and to the first floor it leads to a very cleverly designed sitting room which was added by way of an extension by the current owners and provides access to a patio area and views over the rear garden through French doors. There are two further ground floor rooms, one a particularly cosy sitting room with triple aspect windows and an open fireplace. The dining room with a large Inglenook open fireplace, oak floor and French doors to the rear patio area. A large farmhouse kitchen with a double Belfast sink sees a continuation of the limestone floor with a range of work surfaces with storage under, a double Falcon induction range cooker, walk-in pantry with shelve storage and store cupboards. An inner lobby leads to a large cloakroom with WC, wash hand basin and storage cupboard. A utility/boot room with vaulted ceiling, store cupboards, Belfast sink, tallboy unit, ample plumbing for white appliance space and stable door to the rear.
An oak staircase and landing provide access to the master bedroom, to the rear with triple aspect windows and fine westerly views over the patio and garden beyond, with vaulted ceiling and exposed purlins, feature fireplace in cast iron and an en-suite bathroom with a Victorian ball and claw cast-iron roll top bath with telephone shower fitting, WC and wash hand basin. There are three further double bedrooms and a family bathroom with a walk in double tiled shower, cast iron roll top bath, hand basin, slate floor and telephone shower fittings. OUTSIDE The grounds to Gainsborough Cottage are entered through double gates and a large driveway provides ample car standing space, giving access to a detached double garage (Extant planning permission exists for a replacement garage with accommodation over, plans available upon request). The large flagstone patio is accessed via the sitting room and dining room and has a very pleasant south westerly orientation providing afternoon and evening sun. There is an additional tiered
patio adjacent to the garage. Beyond which is a large area of lawned grounds ideal for the growing family or keen gardener with a small orchard of apple trees to the rear, specimen trees including cherry, birch and maple providing complete privacy. LOCATION Braunston is a thriving village lying some three miles west of Oakham. This unspoilt and most sought after village owes its popularity to the attractive village homes and active community based around the village hall, parish church and two public house. There are numerous bridle ways and walks through some of the countys most attractive countryside. Local schooling is very well catered for both in the state and private sector. A choice of primary schools can be found nearby in Oakham and secondary schools in both Oakham and Uppingham. DIRECTIONAL NOTE Take the Braunston Road out of Oakham and continue on this road until you enter the village of Braunston. On entering Braunston take a left into Church Street at The Old Plough public house. Gainsborough Cottage (No 13) can be found down Church Street on the right hand side.
