" A deceptively spacious, charming character cottage with many period features in the heart of the popular market town of Oakham.

ACCOMMODATION Enter the property into an entrance hall with stairs rising to the first floor and a door into the front sitting room, this room has a window to the front and feature fireplace, with charming original features. The second reception room, currently used as another sitting room is a flexible space and can easily be a dining room if required. This room also has a feature fireplace with cupboards set into the chimney recess. There is a useful under stairs storage cupboard. The kitchen sits to the rear of the property and has a good range of floor standing units with space for an electric oven, washing machine and fridge. The kitchen is large enough for a round breakfast table and there are two windows and a door to the side leading to a rear porch and on out to the garden.

To the first floor bedroom accommodation sits off the landing, with the main bedroom to the front of the property. This room has a good size walk in cupboard and a window to the front. Bedroom two is to the middle of the property and has a window looking over the courtyard garden. The accommodation continues down the landing where you have a shower room to your right. The shower room has a large shower, a wash hand basin set within a vanity unit and a low flush WC, there is also a window to the side. There is excellent primary and secondary education with independent schools in the area at Oakham, Stamford and Uppingham. The town is conveniently located for ease of access to major centres such as Leicester, Peterborough and Kettering. These three centres all have main line services reaching London within the hour.
