" 8 Gwenllian Morgan Court is a one bedroom retirement apartment situated on the lower ground floor roadside level within this purpose built development of 53 apartments on four floors. Within the main building there is a residents lounge, guest suite for visitors, laundry room and 24 hour care line. A resident house manager is also available on site. The property is part of the McCarthy & Stone development of retirement apartments. As such there is a minimum age limit of 60 years of age (55 for joint occupiers). The property was built around 2004 under NHBC registration. No 8 is one of the larger one bedroom apartments which was first occupied by a single occupant in 2008. It is offered in good condition, the bathroom having been adapted to a shower for convenience. The kitchen appliances have been little used. (14' 00" x 10' 06" or 4.27m x 3.20m) with fitted carpet, storage heater, built-in wardrobe with mirrored folding doors, window (west). Shower Room

(7' 0" x 5' 06" or 2.13m x 1.68m) with tiled walls, shower with glazed screen, wash hand basin vanity unit, w/c, wall heater, electric towel radiator. Council Tax Band C. Services Mains electricity, water and drainage connected. Electric storage heaters. Service Charge Annual Service Charge of n++1908.70p. Ground Rent - n++385 per annum. Leasehold of 125 years as from 1st June 2004. Directions From the centre of town, proceed along The Watton turning left at the mini roundabout onto Heol Gouesnou. The car park for Gwenllian Morgan Court is accessed off the next mini roundabout and the main entrance door faces the public carpark. "
