" 12a Queens Drive is a well presented three bedroom family home located in a desirable area within Sedbergh. This location is even more popular now the new spar and health centre complex has been relocated to this side of the Town. The house is position within the cul de sac and offers off road private parking and both front and rear gardens. The garden areas are completely enclosed with a lawn to the front and access down the side to the rear Southerly lawn with raised decking patio and door into the garage and master bedroom. The garage has an up and over door and inside there is light, power sockets and a water tap, there is also plumbing for a washing machine. From the front door you enter into the entrance hall, here there is a door through to the bedrooms and bathroom and an open staircase up to the first floor. On the ground floor there are two double bedrooms and a single bedroom. One of the double rooms and the single have fitted wardrobes. The second double is to the rear of the house and has a door out onto the garden. The family bathroom has been recently upgraded to include a corner shower cubicle, W.C, hand basin and a free standing bath tub with central mixer tap. On the first floor there is a large kitchen diner with two windows to the front of the property and door into the lounge. The kitchen has hard wood flooring with complimentary modern wall and base units to include a ceramic hob, stainless steel sink and half with drainer, integral dish washer, eye level oven and microwave and a tall fridge freezer. The lounge is the whole width of the property so this is a great sized room with large windows out over the garden providing lots of natural light.
