" This delightful red brick detached house has been well looked after and is a superb family home. Located in the most desirable area of Aldcliffe, it is close to the countryside with walks to the river bank, cycle track and yet is only a five minute drive from the city centre.
The property was built circa 1983 and has been with its current owners for 16 years and has had three generations living there, the ample space and clever layout making this a relaxed family atmosphere.
Enter into a small porch area and then into the hallway with staircase to the first floor, downstairs WC, access to the double garage and leading off to the living area of the house.
The lounge is at the front of the house and has two large windows letting plenty of light into this large living space, with engineered oak flooring. There is a marble hearth fireplace with with chrome gas fire adding that focal point to the room. From here you can also access the dining area and kitchen and further ground floor rooms. The dining area is a good size allowing for a large table and chairs with space to walk through into the kitchen which then leads to a small utility area housing the boiler and plumbing for a washing machine, and access to the garden.
Flowing on from the kitchen is a second sitting room with a gas fire and and patio doors giving access to the garden. Leading on from here is a further room which could be used as a bedroom or office space, and a ground floor WC. The clever layout of the downstairs means this area could be used as a separate annex space.
On the first floor there are four bedrooms and the family bathroom which is fully tiled with a 3 piece suite, p-shape bath and over the bath chrome shower.
The master bedroom has built in hanging space and has an en-suite which comes with a 3 piece suite and heated character towel rail. The second bedroom is also a double, has built in hanging space and enjoys views over the garden and field beyond. Bedroom three is the smaller of the upstairs rooms but could still accommodate a double bed and enjoys the same appealing views as bedroom two.
The fourth room overlooks the front of the property and again is a good size double with built in hanging space.

This property really does have that all important storage space in the bedrooms and also the benefit of a good size loft with boarding down the middle, not to mention the double garage.

To the front of the property is a newly paved driveway large enough to accommodate at least two cars, large lawn area and gate to the side of the house for access round the back to the gardens.
The garden is split into different areas with a top tier of grass and a flagged and graveled lower tier, perfect for sitting out in. The garden also comes with a shed and is fenced around.
The double garage can be accessed by its front up and over door, through the house and also has a door out into the back and comes with existing light and power points.
This house has such a lovely family feel and viewings are highly recommended.
