" This superb detached villa stands in a lovely location in what is arguably one of the most desirable streets in St Andrews. It is conveniently located for the town centre, with its fine shops, restaurants, university, golf courses etc, and it is only a short walk to the local primary school and the Lade Braes walk. The spacious accommodation is presented in truly immaculate decorative order and many areas have been freshly re-carpeted. It benefits from gas-fired central heating backed up with sealed unit double-glazing throughout. On the ground floor is the entrance hall which gives access to most downstairs accommodation. The beautiful lounge has a fireplace with a living flame gas fire and glazed doors leading to the elegant dining room with bay window, and in turn has a door leading to the kitchen. The well-fitted kitchen has integrated oven, hob and dishwasher and features a newly fitted Karndean floor. It is spacious enough for even a large dining suite, and French doors give access to the garden. A further door leads to the fully fitted utility which also has a side door to the garden. Also at this level are the cloakroom/WC and the family room, which could also be used as a study. Upstairs is the superb master bedroom with built in double wardrobes and superb en-suite shower room with twin wash basins and large shower.
