" This is a particularly attractive first floor flat which is presented in excellent decorative order. It occupies a fine location in an established residential street and is within walking distance of all amenities including shops, harbour, primary school etc. It offers spacious accommodation which benefits from off peak electric central heating backed up with sealed unit double glazing throughout. Features include an attractive and spacious lounge with gas fire, an excellent fitted kitchen with breakfast bar and much more. The flat is very well provided with storage space, with two large cupboards in the hall, built in cupboards in the bedrooms and a particularly large double wardrobe in the largest bedroom. A thick staircase rises from behind a cupboard door in the hall to large attic. This was originally a net loft and retains its original fireplace. It is fully floored and, subject to the necessary permissions, this area could be converted to provide extensive further accommodation. There are good sized gardens both to the side and the rear. The garden to the side is laid out chiefly in grass and accommodates the timber garage. A gravel drive leads to the garage doors. The back garden is fully enclosed with substantial fences and laid out chiefly in grass. There is an established plum tree. St Monans is a pleasant village which attracts many visitors from all over the world. The houses are clustered around the picturesque harbour which was once the centre of the boat building in the East Neuk.
