" Constructed in 2010 to a particularly high level of specification with a clever internal design making the most of natural light and providing some 4631 sq. ft. of accommodation. There is under floor heating on the ground floor and both ground and first floors are constructed from concrete with the floor coverings throughout the hallway, family room/kitchen area being covered with natural stone. The property has numerous quality fittings including solid oak doors and a broad turning staircase with a tall landing window. There is a generous sized reception hall with a cloak room and cloaks cupboard. The kitchen is comprehensively fitted with a range of units complemented by granite work surfaces and integrated appliances. This opens into the dining area and family room which have two openings leading to the garden and a fireplace with a wood burning stove. Double doors lead from the hallway into the sitting room which also has a beautiful fireplace fitted with a "Stovax" wood burning stove. There is a large utility room and an integral garage. On the first floor there is the principal bedroom suite and a further guest suite together with a family bathroom and three further bedrooms. On the second floor there is a tremendous games room with surround sound which could be adapted into further bedrooms. The rear garden is fully enclosed and has an area of paving extending the width of the property and extends to about 86ft. To the front there is an area of shaped lawn enclosed by mature hedging and a generous driveway parking.

Situation
Situated in a popular tree lined road close to the village. Bookham village provides an excellent range of local shops including two supermarkets, a bank, post office, doctors and dental surgeries. The M25 can be reached at Junction 9 with good access to Gatwick and Heathrow airports. There are excellent schools in both the state and private sectors including the highly regarded Howard of Effingham secondary school. There is extensive open countryside around the area much of which is National Trust.
