" ENTRANCE HALL The wood floor throughout the house is Arden and Hodges european oak. It is a very high quality engineered oak board which was laid in the house then sanded and finished on site. The finish is a durable finish that just requires occasional cleaning with a mild detergent. No maintenance needed.  

LIVING ROOM 24' 0" x 16' 8" (7.32m x 5.08m) The fireplace in the Living room is a Yotul wood burner which can also heat the whole house. 

KITCHEN/BREAKFAST ROOM 20' 1" x 13' 3" (6.12m x 4.04m) The Kitchen is a Prentice kitchen part hand painted and part oak. All appliances were new when the work was completed Mid 2009. The integrated dishwasher and steam oven are Miele. The range oven is Falcon. The floor is limestone. The taps are Hansgrohe. There is a waste disposal and the extractor fan has an external motor to minimise noise in the house. 

UTILITY ROOM 13' 8" x 5' 6" (4.17m x 1.68m) Space and plumbing for appliances. Worcester boiler and all heating/plumbing being newly fitted.  

FAMILY ROOM 19' 7" x 18' 0" (5.97m x 5.49m) The Kitchen, family room, Living room, cloakroom and laundry all have Robbens underfloor heating.  

DINING ROOM 18' 5" x 14' 11" (5.61m x 4.55m) The house was completely re-wired and all rooms have phone points and internet connections.  

CLOAKROOM The downstairs cloakroom has a round travertine basin and oak unit from stone wood with a Crosswater 'love me' waterfall tap. 

STUDY 13' 7" x 11' 10" (4.14m x 3.61m) The computer network is run from the loft.
