" This wonderful four bedroom family home has been made as Energy Efficient as possible, with thermostatically controlled gas central heating, 'A ' rated Worcester boiler, dual flush to toilets, recycle bins to kitchen cupboards, high levels of insulation within roof and external wall cavities and a significant promotion of low energy lighting throughout. This property has been finished to a high standard throughout and offers many features such as the floor to ceiling windows, bi fold doors and a large landscaped rear garden. On the ground floor you are greeted with a fully tiled hallway which leads to the sitting room at the front of the property with floor to ceiling windows, the cloakroom and to the spacious kitchen/family room. The kitchen has been fitted with high gloss units, integrated Smeg appliances and Corian work surface. This room benefits from Bi-folding doors which lead out to the decking area and garden. On the first floor there are two double bedrooms, one with en-suite and the other served by the family bathroom. All the bathrooms have been fitted with Villeroy and Boch sanitary ware. Situation
Located between Weybridge and Byfleet which both offer many facilities. Close to Byfleet is the Brooklands Shopping centre with Marks & Spencer, Tesco, Argos and other stores, plus a good mix of pubs and restaurants. West Byfleet mainline station has a regular service to London Waterloo in about 30 minutes and the M25 (Junc. 10) is 4 miles giving access to the motorway network. Central London is 21 miles and accessed via the A3 (2.5 miles) and Heathrow airport (13 miles) and Gatwick airport (21 miles) are in easy reach. Weybridge train station is 1.8 miles and also offers a regular service to London Waterloo in about 25 minutes. With Weybridge and Cobham village within easy access which both offer an excellent selection of highly respected schools, both state and private, and there is wide choice of recreational facilities including sports clubs and health centres such as a David Lloyd Health Club and Woking Leisure Centre. The River Thames and River Wey offer water sports and numerous golf courses.

To the front there is two parking spaces and the driveway has electric gates to enclose the parking area. To the rear there is a large landscaped garden with raised decking area ideal for entertaining and the remainder of the garden is laid to lawn with a footpath leading to the back of the garden with an outside shed.
