" Positioned in a highly regarded tree lined road and set on an approximate 1/4 acre South facing plot, this well balanced and well proportioned family home needs a certain amount of updating throughout, but still has an enduring charm and a most delightful feeling of space and solidity. Set well off the road, this is a substantial and very attractive home and it immediately sets the scene for how lovely it is inside. All the principal downstairs reception rooms lead off the extremely large Oak panelled hallway. The large sitting room overlooks the fabulous South facing rear garden and glazed sliding doors lead into a nice sized family room / study, which can also be accessed from the hallway. Light, bright and airy these two rooms combine to make a fabulous entertaining space, or two separate rooms to relax in. Also from the sitting room double doors lead to a small sun room, which also overlooks the rear garden, which can be accessed via a single double glazed door and there is a further door leading to the single integral garage. Further complimenting the downstairs accommodation is a sizeable dining room which has a front aspect and is a wonderful room in which to host formal functions. To the rear is a good sized kitchen breakfast room, which again enjoys fabulous views over the South facing rear garden. There is a range of fitted units and work surfaces and there is space for a cooker, a fridge, a freezer, a dishwasher and a washing machine and there is a glazed door for side access. From the hallway there is a downstairs cloakroom consisting of a white WC and a pedestal wash hand basin. The well appointed Oak panelled staircase leads to a good sized first floor landing, where there is a lovely picture window on the half landing overlooking the fabulous rear garden. The double aspect master bedroom is a fabulous size and has a range of fitted wardrobes and a vanity pedestal wash hand basin and this large room could easily be adapted to include en suite facilities. Double bedroom 2 also has a vanity pedestal wash hand basin and has fabulous views over the rear garden, with double bedroom 3 being an equally good sized room and bedroom 4 is a nice sized single. All four bedrooms are perfectly serviced by a family bathroom, consisting of a coloured suite to include a panel enclosed bath with a shower attachment above and a pedestal wash hand basin and there is a seperate cloakroom with a WC and wash hand basin.
