Situation - The village of Redgrave is located just across the Suffolk border and is the source of both the River Little Ouse and River Waveney, forming the boundary between Norfolk and Suffolk. The property is within the conversation area of the village. Redgrave is a quintessential English village set round a green with village pond, public house and community shop. Within extremely easy access is the combined villages of Rickinghall and Botesdale where there is an excellent health centre, supermarket, shops, transport and the villages were bypassed a number of years ago. Half Moon Lane is a delightful no-through lane consisting of mainly period properties with the odd modern property.

This property comprises a detached timber frame thatched period cottage oozing character and feature with exposed beams, brace and batten doors, stone floors, inglenook fireplace and other features, yet being subtly incorporated into the 21st century by the extensive works carried out by the current vendor. Works have included re-wiring, re-plumbing, a new kitchen and bathroom, new oil fired central heating boiler, new slate flooring, damp proof course and new stairways to the first floor. The accommodation is flexible with sitting room, separate kitchen/dining room and a study/family room, which could provide a third bedroom at ground floor level. The first floor is accessed via two separate stairways, both newly installed, and there is a first floor shower room in addition to the ground floor bathroom.

The front gardens are laid to lawn with hedging and parking. To the rear the gardens are private with a central area of lawn enclosed by herbaceous borders with established shrubs and plants. There is a garden shed and greenhouse.
