The cottage also benefits from an enclosed sunny south facing rear garden, garage and parking.

Cupboards provide useful storage space with one housing the gas fired combi boiler. The walls are fully tiled with extractor fan and shaver point with light.

Stairs lead from the sitting room to the first floor landing with doors leading to the bedrooms which are both doubles and with access to the roof space which is fully boarded with light and ladder. 

Outside To the left hand side of the cottages is an entrance which provides access to the parking area and single garage. The garage has an up and over door with power and light connected and personal door to the garden and is currently divided by a partition which could easily be removed to make it full length. The south facing rear garden is enclosed to both sides with the garage at the bottom. A footpath runs the length of the garden to a gate which provides access over the neighbouring property to the parking area at the rear. The garden is laid to lawn with flower borders with an attractive trellis which separates it from a paved seating area, ideal for outdoor entertaining. There is a covered area at the rear of the cottage currently used for log storage with a timber storage cupboard which has power connected.

Nestled in the beautiful Waveney Valley on the old coaching route from London to Great Yarmouth, Harleston is a vibrant market town, filled with historic buildings, a beautiful chapel and plenty of character around every corner you turn. There is also a popular Wednesday market with free parking and the town of Diss, just a 15 minute drive away, boasts a direct train line to London Liverpool Street.
